Discovery

The process starts with a site visit to gain a full understanding of the existing conditions. We document any existing structure and their condition. Careful consideration is made on the site’s access, topography, solar path, trees, shading, prevailing winds, and more. We gather information around your goals, timeline, and budget. We analyze the local building codes and how they affect site conditions. Additionally, we look for work that may have been done without a permit. Lastly, our team gathers inspirational imagery to help tell the story of what could be.

Feasibility Report

Using our experience, we begin to overlay all these puzzle pieces in an easily understandable report. Our team identifies the construction paths that best fit into your stated goals, schedule, and budget. We create rough cost estimates that include both soft and hard costs. We plot out a rough schedule so you can understand the basic timeline of events. The report will be presented to you in person and we will be there to answer any questions. We provide rough energy and embodied carbon modeling that we have quantify your sustainability targets and identify potential key reduction areas.

Concept Design Package

Implementing our longstanding expertise, we will offer design/development options that address your needs and offer you new ideas to consider. We will use aerial imagery in order to develop ideas quickly and affordably. The sketches will be coordinated with the feasibility report options. Together, we will discuss the pros and cons of all the ideas presented. The visuals will help us dig deeper into timeline, costs, possible phasing options of each idea.
