We are excited to announce that a Harka project was recently featured in Fine Homebuilding Magazine. The piece focuses on how we creatively created a legal loft space inside the ADU while overcoming the challenges of the building codes.
This 506sf Mt Tabor ADU was built over a garage to preserve the large garden space it overlooks. The loft allowed us the opportunity to add a secondary and unique bedroom and a fun sliding stair ladder. The vaulted ceilings and the large windows results in a large interior feel that has a smaller footprint and matches the scale of the existing home and neighborhood. We also designed the space with the goal of framing scenic views of Mt Hood and NE Portland.
The city of Portland had barred lofts from being built with a code-compliant stair. We were able to employ the recently enacted Oregon State code that allows lofts that meet certain requirements. The most intimidating of those requirements was that it needed to be sprinklered, which was viewed as a deterrent by many. After looking into it, we found that it only added a few thousand dollars to the cost. As a result, we believe we may have created the first code-compliant loft in the city of Portland.
